Our Mission
Homebuying is the biggest financial decision most people ever make — yet the tools available to help make that decision are deliberately incomplete. Banks show you the smallest number. We show you all the numbers. Free, forever, with no agenda.
Why We Built This
The idea behind TrueCost started with a simple frustration: every mortgage calculator online shows you the monthly payment and nothing else. But the monthly payment is the least important number. The number that matters is how much you'll pay in total — and for most 30-year mortgages, that's 2 to 3 times what you borrowed.
We built TrueCost to be the calculator we wished existed — one that shows the complete picture upfront, helps you compare renting vs buying honestly, and gives you the amortization schedule your bank never volunteers.
Every calculator on this site runs entirely in your browser. We don't collect your data, we don't store your inputs, and we have no financial relationship with any lender. Our only goal is to help you make a more informed decision.
Our Calculators
TrueCost offers six free mortgage tools, each designed to answer a specific question homebuyers actually have:
Our Principles
- 🔒No data collection. Everything runs in your browser. We never see the numbers you enter. There is no server, no database, no account.
- 🆓Free forever. These tools will always be free. We may show non-intrusive ads to cover hosting costs, but the calculators themselves will never be paywalled.
- 🎯No lender relationships. We are not affiliated with any bank, lender, or mortgage broker. Any rate comparison links are clearly marked as third-party.
- 📐Mathematically accurate. Our calculations use standard mortgage amortization formulas consistent with US lending standards. Results are for educational purposes — always verify with your lender.
- 📱Works everywhere. All calculators are optimized for mobile, tablet, and desktop. No app download, no installation.
